What this commission calculator works out

Most agent commission calculators stop at gross commission: sale price multiplied by the commission percentage. That number is rarely what lands in your bank account. This take-home commission calculator follows the same order a closing does.

  1. 1. Gross commission. Sale price × commission percentage. On a $500,000 sale at 3%, that is $15,000.
  2. 2. Referral fee. Any percentage owed to a referring agent or relocation company comes off first.
  3. 3. Other income before the split. Transaction or administrative fees paid to you are added in before the brokerage split is applied.
  4. 4. Brokerage split. Enter the percentage your brokerage keeps. On an 80/20 split, the brokerage keeps 20%.
  5. 5. Broker and transaction fees. Flat per-deal fees your brokerage charges after the split.
  6. 6. FMLS fee. For Georgia agents on FMLS, 0.12% of the sale price.
  7. 7. Other deal expenses. Photography, staging, closing gifts, marketing — anything you paid to get the deal closed.

What is left is the amount you actually keep from the closing, before income tax.
