How it's calculated

  1. Per closing: sale price × commission % = gross commission.
  2. Subtract the brokerage split and the per-closing transaction fee to get net commission.
  3. Multiply by the number of closings.
  4. Subtract yearly business expenses to get estimated take-home before tax.

Example

12 closings at an average of $400,000 and 3% is $144,000 in gross commission. With an 80/20 split and a $300 fee, each closing nets $9,300, or $111,600 for the year. After $12,000 in expenses, estimated take-home is $99,600 before tax — about 69% of gross.

Is this my income before or after taxes?

What should I count as business expenses?
