How the referral fee is calculated

  1. Referral fee = gross commission × referral percentage.
  2. Commission after referral = gross commission − referral fee.
  3. Brokerage split = commission after referral × the brokerage's percentage.
  4. You keep = commission after referral − brokerage split, before your other fees and expenses.

Example: a 25% referral on a $400,000 sale

At 3%, the gross commission is $12,000. The 25% referral fee is $3,000, leaving $9,000. On an 80/20 split, the brokerage keeps $1,800, so you keep $7,200 — not the $9,600 you would keep on the same deal without a referral.

Common questions

What is a typical real estate referral fee?

Referral fees between agents are commonly 20% to 35% of the referred agent's gross commission, with 25% being very common. Relocation companies can charge more. The exact amount is whatever your referral agreement says.

Is the referral fee paid before the brokerage split?

In most agreements, yes. The referral fee is paid from the gross commission, and your brokerage split is then calculated on the amount left over.

Can a referral fee be a flat amount?
