How Many Homes Do You Need to Sell to Make $100,000 a Year?
Start with the three income numbers
Agents talk about "$100,000 a year" as if it were one number. It is actually three, and the difference between them decides how many homes you need to sell:
- Gross commission — the sale price multiplied by your side's commission rate. This is the number on the closing statement, before anyone else gets paid.
- Net commission — what's left after referral fees, your brokerage split, any team split and per-deal transaction fees come out.
- Take-home income — net commission minus your business expenses, minus what you set aside for taxes. This is the money that is actually yours to spend.
Reaching $100,000 in gross commission takes far fewer closings than taking home $100,000. The table below shows both.
One closing, real numbers
A $450,000 sale at a 3% rate on an 80/20 brokerage split with a $495 broker transaction fee:
- Gross commission: $13,500.00
- Brokerage split (20%): −$2,700.00 → $10,800.00
- Broker transaction fee: −$495.00
- Net commission: $10,305.00
- Estimated tax reserve (25%): −$2,576.25 → about $7,728.75 spendable
That closing contributes $13,500 toward a gross goal — but only about $7,700 toward what you can actually spend. Run your own deal through the real estate commission calculator and see the difference for yourself.
Tax figures are estimates only and are not tax advice. Talk to a qualified tax professional about your own situation.
How many closings does $100,000 take?
The table uses realistic scenarios — different average sale prices, commission rates, splits and expenses. "Take-home" closings assume your annual business expenses come off the top and that you reserve the listed percentage of what's left for taxes:
| Scenario | Net per closing | Closings for $100K gross | Closings for ≈$100K take-home |
|---|---|---|---|
| $300,000 avg · 3% · 70/30 split | $5,805 | 12 | 26 |
| $400,000 avg · 3% · 80/20 split | $9,105 | 9 | 16 |
| $500,000 avg · 3% · 80/20 split | $11,505 | 7 | 13 |
| $400,000 avg · 2.5% · 70/30 split | $6,505 | 10 | 23 |
| $500,000 avg · 3% · 90/10 split | $13,105 | 7 | 13 |
| $250,000 avg · 3% · 70/30 split | $4,755 | 14 | 31 |
Same $100,000 goal, very different years. At a $250,000 average price on a 70/30 split, taking home $100,000 can mean roughly 31 closings — more than two per month. At a $500,000 average on a 90/10 split, it can be closer to 13.
These are illustrations, not predictions. Commission rates are always negotiable, splits and fees vary by brokerage, expenses vary by agent, and no two markets — or years — are the same.
Why your number is different from every other agent's
- Your split changes the math most. Moving from a 70/30 to an 80/20 split is worth about $1,200 on every $400,000 closing at 3% — roughly one extra closing a year for many agents. The brokerage split calculator shows your exact difference, and the splits guide explains how caps change it mid-year.
- Referrals cost real money. A 25% referral fee on that $400,000 closing is $3,000 off the top — try the referral fee calculator.
- Expenses arrive whether or not you close. Dues, MLS fees, marketing, mileage and insurance can run thousands per year before a single deal closes.
- Taxes are on you. Commission income has no withholding, so the reserve is your job. The tax reserve calculator estimates what to set aside at the percentage you choose.
Turn the math into a plan
Once you know your per-closing numbers, an annual goal stops being a guess. The realtor income calculator projects your year from your average deal, and the income tracker shows how each closing — pending or closed — moves you toward the goal.
And once the closings are on the board, keeping them on track is its own job. Manage your commissions with CommissionKeep. Manage your contracts, deadlines, and closings with TransactTHAT.
